By accessing or using our Website and Services, you (“User”, “Realtor”, “Partner”, or “Buyer”) agree to be bound by these Terms of Service (“Terms”). If you do not agree to these Terms, please do not use our Services.

1. Scope of Services & Role of Greekim

1.1. Marketing & Technology Conduit: Greekim operates strictly as an online real estate marketing platform, lead-generation system, and referral bridge connecting property seekers (primarily Israeli investors and buyers) with verified real estate agents, brokers, and property owners in Greece.  

1.2. No Direct Brokerage: Greekim is not a licensed real estate brokerage in Greece or Israel and does not act as a direct real estate agency in purchase contracts. We do not own, sell, rent, manage, or execute legal purchase agreements for any real estate listed on the Website.  

1.3. No Transaction Guarantee: We do not guarantee the completion, legality, or outcome of any transaction initiated through lead introductions or property inquiries on the Website.

2. Terms for Real Estate Professionals & Partners (Realtors)

If you register an agency account, submit listings, or accept buyer inquiries through Greekim, you agree to the following terms:

2.1. Listing Authorization & Accuracy: You warrant that you are legally authorized to market every property you submit to Greekim. You are solely responsible for ensuring that property prices, specifications, legal status, images, and descriptions are truthful, accurate, and kept up to date.  

2.2. Automated Content Optimization: You grant Greekim a non-exclusive, worldwide, royalty-free license to translate, reformat, sanitize, and optimize your listing descriptions (including using automated AI tools) into Hebrew or English for marketing purposes across our Website, newsletters, and social channels.  

2.3. Collaboration & Commercial Models:

  •    Co-Brokerage / Referral Split: When a real estate partner accepts a lead generated by Greekim without paying a flat lead fee, the partner agrees to enter into a standard co-brokerage/referral agreement. Upon the successful closing and notarization of a property sale to a buyer introduced by Greekim, the partner agrees to pay Greekim the pre-agreed commission split or referral fee.
  •    Pay-Per-Lead (CPL): Where applicable, flat fees charged for verified, pre-screened buyer leads cover the delivery of verified contact information and inquiry details. CPL fees are non-refundable once a lead with valid contact details is delivered.

2.4. Non-Circumvention (Lead Protection): Realtors agree not to intentionally bypass, hide, or misrepresent transactions involving buyers introduced through Greekim for the purpose of avoiding agreed referral fees or commission splits.

3. Terms for Property Buyers & Investors

3.1. Inquiry Submissions: When you submit an inquiry, search request, or contact form on Greekim, you request and authorize us to match your query and forward your contact details to relevant partner real estate professionals handling the property.  

3.2. Independent Due Diligence: Listing information displayed on Greekim is provided for informational purposes only. Buyers are solely responsible for conducting independent legal, financial, and technical due diligence (via legal counsel, engineers, and certified accountants) before signing any binding real estate contract in Greece.

4. Intellectual Property & Content Ownership

4.1. All Website branding, design, custom code, logos, structure, and original content belong exclusively to Greekim.  

4.2. Realtors retain ownership of their property media and original texts but grant Greekim full rights to display, market, and distribute them to achieve cross-border property matching.

5. Limitation of Liability

5.1. To the maximum extent permitted by applicable law, Greekim shall not be liable for any indirect, incidental, special, or consequential damages resulting from:

  •    Inaccuracies or errors in user-submitted or AI-translated property listings.
  •    Disputes between buyers and realtors regarding property condition, legal title, or closing terms.
  •    Technical downtime or service interruptions.

6. Governing Law & Jurisdiction

These Terms shall be governed by and construed in accordance with the laws of Israel, without regard to its conflict of law principles. Any legal action or dispute arising out of or related to these Terms or the Website shall be settled in competent courts in Israel.
