This Privacy Policy describes how the Platform collects, processes, stores, and protects the personal data of website visitors, potential buyers, real estate agencies, and private property owners, in accordance with the EU General Data Protection Regulation (GDPR – Regulation 2016/679) and applicable Greek data protection legislation (Law 4624/2019).

1. Data We Collect

We collect and process the following personal data depending on the user’s role:

  • Potential Buyers: First name, last name, email address, phone/WhatsApp number, property search preferences, and inquiry messages.

  • Real Estate Agencies & Private Sellers (Partners/Sellers): First name, last name, company/agency name, Tax ID / AFM (where required), contact details, property information (address, photos, titles/documents), and terms acceptance records.

  • Technical Data: IP address, browser type, session identifiers, and cookie data.

2. Purpose & Legal Basis for Processing

We process your data exclusively for the following purposes:

  1. Lead Generation & Referral Services: Forwarding buyer contact details to registered real estate agencies or private sellers to fulfill property inquiries (Legal basis: Performance of contract & Legitimate interest).

  2. Automated Translation & Content Optimization: Processing property descriptions and inquiry messages through secure Artificial Intelligence systems (OpenAI API / Make.com) to translate and optimize content across Greek, English, and Hebrew (Legal basis: Legitimate interest in providing cross-border marketplace services).

  3. Legal & Regulatory Compliance: Maintaining transaction logs, invoicing records, and legal protection (Legal basis: Legal obligation).

3. Data Sharing & Cross-Border Transfers

  • Local Real Estate Partners (Agents & Sellers): Buyer inquiry details are shared strictly and exclusively with the specific agent or private seller managing the property for which interest was submitted.

  • Cross-Border Data Transfers (Israel – EU): The Platform connects buyers in Israel with real estate in Greece. Please note that Israel is recognized by the European Commission as providing an adequate level of data protection under Article 45 of the GDPR (Adequacy Decision).

  • Artificial Intelligence Processors (AI Processors): We utilize enterprise API integrations via OpenAI and Make.com. Data transmitted via these APIs is protected and is not used to train public AI models.

4. Data Retention Period

  • Buyer lead and inquiry records are retained for up to 18 months from the date of submission to support contractual non-circumvention obligations and confirm completed notary sales.

  • Registered user and partner account data are retained for the entire duration of their active registration on the Platform.

5. Data Subject Rights (GDPR)

Under the GDPR, you hold the following rights regarding your personal data:

  • Right of Access & Rectification: The right to request a copy of your personal data or request corrections to inaccurate information.

  • Right to Erasure (“Right to be Forgotten”): The right to request the deletion of your personal data, provided there is no legal obligation to retain it.

  • Right to Object & Restriction of Processing.
